CMP Inc.’s primary construction service and business focus is the "Turn-key" design/build of veterinary hospitals. We team up with our in-house partner BDA Architecture, PC and deliver both new and remodeled veterinary facilities from concept through occupancy.
Our design/build services adapt to meet the needs and style of all types of clients; whether they are sophisticated veteran developers, or first time, clients who are considering building their new veterinary hospital.
Our design/build services are basically the same process for new ground up facilities, entire development, or tenant improvements. Our services are proven to be comprehensive and successful.
Design/Build offers several advantages over other delivery methods:
- Combines design and construction process into a single point of accountability;
- Collaborative team approach to enhance positive communication and problem solving rather than adversarial forum of architect and contractor finger pointing;
- Project Costs are known earlier, with high level of cost control;
- Contractor involvement in design process to improve constructability;
- Owner’s level of involvement can be reduced significantly during construction;
- Accelerates project completion time;
- Early identification and flexibility of a program driven or budget driven project.
The construction portion of the Design/Build process is quite simple; we execute the process in two phases:
Phase 1 - Programming, Budgeting, Proposal/Agreements
Provide qualified research of the site, building department, and local permit process. We review local building practices, modify construction costs with national published area "price modifiers", and evaluate availability of local subcontractors.
Establish a qualified competitive budget that the client is comfortable with. This budget is agreed to by the owner, architect, lender if available, and CMP. Our stated goal is to maintain that same program budget right through the occupancy.
Provide owners and architect review notes, consult with owners and architects, and updated budgets at each stage of the design process; site plan, floor plan, and elevations of the new facility. If the budget starts to expand, CMP notifies the Owners and architect so that adjustments can be made and the budget maintained.
At completion of Schematic Documents, CMP provides a detailed cost proposal, an outline specification, and all necessary contract agreements for the actual construction of your new or remodeled facility.
Phase 2 - Actual Construction
CMP, Inc. submits Construction Documents and obtains permits, bids the project to local subcontractors, takes control of the site, prepares the infrastructure, and begins construction.
The Construction Superintendent and Construction Project Manager, team up with the Architectural Project Manager to execute the construction process from foundation through occupancy. The Construction Superintendent relocates nearby to the facility location and maintains a daily full time status on site during construction.
When near completion, a very detailed, pre-defined close-out procedure assists the owner in commissioning and occupancy of the new facility. Construction Management
For our Clients who prefer to manage the building of their own facility we offer a unique Construction Management Service. This program offers both on-site and off-site construction services consulting and oversight. Under this service we review bids, prepare scopes of work, monitor subcontractors for adherence and quality, review applications for payment and manage change orders. Our animal care construction experience is invaluable to those owners and subcontractors who do not understand the complexities and special construction of veterinary specific systems that animal facilities demand.General Contracting
